Basic features:

• The apartments are fully furnished and equipped.
• Central heating, cable TV with flat screen
• Wi-Fi Internet access
• Complete kitchen with dishwasher and all kitchen utensils
• Bathroom with washing machine

Rental conditions:

• Renting of a fully furnished apartment for a limited period according to Austrian rent law (§ 1 Abs. 2 Z 3b, 4 Mietrechtsgesetz)
• Rental period: 1 – 6 months
• The rent is payable in advance on the beginning of the lease contract / on the first of every month. The rent includes all operating costs and utilities, such as electricity, heating and hot water. The rent also includes all fees, taxes and 10% VAT.
• This contract may be terminated by the lessee and lessor and has a notice period of four weeks.
• The object of lease may be used by the lessee only for living purposes during his / her professional or holiday residence in Vienna. A commercial use is not allowed.
• The lessee is responsible for repairs of any damages to the apartment caused by him / her or members of his / her family or of his / her household, and for normal maintenance of the apartment during the period of the lease.
• Repairs of structural damages, the main lines of water and electricity, pining, the drainage and central heating systems or any other repairs beyond regular maintenance etc. are not the responsibility oft he lessee unless caused by him/her. The lessee shall inform the lessor immediately whenever repairs of this kind become necessary.
• The lessee agrees to take good care of the apartment and its content and return them to the lessor in agreed condition. Smoking is forbidden in the apartment.
